We will present to you for your approval a custom Marketing Action Plan – a formal written plan for marketing your property, based on your needs and input, agreed to in advance of listing the property by you.

We are transparent with our fees, and will outline a commission structure that shows you what we expect your net sale proceeds are expected to be following a successful sale, which will help you determine your next move. 

Often referred to as Staging, we believe that this is a very  important part of the sale process which will make sure your home is presented to Buyers in the best possible way, which will ultimately help you fetch the high possible price in the market.

We will prepare a plan for your property to appear in the local Multiple Listing Service (MLS®). The information will be submitted by the date we have selected for the property’s debut on the market to achieve maximum impact.

We will provide you with regular Marketing Activity Reports to keep you informed of competitive market conditions, buyer activity, and the actions we have taken to market your property.

We will review with you the home finding process that buyers are most likely to follow, including financial qualifications, property selection, financing options and closing procedures.

We will review all purchase offers as they are presented, and we will negotiate on your behalf to reach a purchase agreement with terms that are favourable and protective for you.

We will monitor and inform you of the progress of the transaction, including the satisfaction of all contingencies and conditions during the entire transaction. We will also ensure all documents are delivered to your lawyer in a timely manner to ensure a smooth closing!
